Success #1 - Construction Completion Loan
Richard was out of money, with bad credit and needed a construction completion loan. More...
We quickly reviewed his situation, he couldn't go full doc because he was a self employed contractor. His credit scores was 564. Fortunately he did have equity in the project. It was a spec house on 40 acres in Northern California, unfortunately it was rural. He tried many lenders but none would help him because, incomplete construction, stated income, 564 fico, bad credit, rural, etc...
We issued him a $300,000 new 1st mortgage this loan was a 12 month term. That fixed his problem real quick. Upon receiving the money, he started back on the project, and now he is marketing the house to sell. He is also looking for his next project and knows where to get his financing.
Success #2 - Commercial Refinance Loan
James wanted to refinance his Commercial Loan More...
His current payment was about $10,000 per month. After we studied the different loan options he chose a 7.125% 10yr fixed that rolls to an adjustable during the remaining 20yrs. Prior to closing I was able to get the underwriter to shave a little more off the rate so we funded at 6.875%.
His new monthly payment is $5100. This payment and new loan included giving him $200,000 in cashout to take care of property improvements and give him extra money to take care of some other matters. He was very happy.

Not a problem, she faxed us the required paperwork real quick [recent mortgage & insurance statements, property tax bill and signed loan disclosures]. We immediately started processing the loan.
Strengths/Weakneses: She had equity, but no cash reserves that we could properly document so we had to state her assets also. Stated Income and a credit score that was somewhat low. Fortunately the loan closed easily, so we helped her get her cashout refi with a good low 30 year fixed rate. She was happy.

We immediately accessed the situation, emailed him a checklist of items to fax to us. He promptly faxed all items and emailed us photos of the property. We verified the value with comps, contacted one of our private investors and explained the details to him. That weekend our private investor inspected the property and the comps and determined the value was questionable. Raj had another property with some equity so the investor agreed to cross collateralize the properties. Funds were made available within 2 weeks.
Stated Income Loans
Many people can't rely on their tax returns to prove whether they can afford a mortgage. The self employed and many real estate investors fall into that category.
