True Story #1 - Lower rate saves money
A client called me and wanted to refinance his commercial loan to a lower payment... More...
His current payment was about $10,000 per month. After we studied the different loan options he chose a 7.125% 10yr fixed that rolls to an adjustable during the remaining 20yrs. Prior to closing I was able to get the underwriter to shave off a little more of the rate so we funded at 6.875%.
His new monthly payment is $5100. This payment and new loan included giving him $200,000 in cashout to take care of property improvements and give him extra money to take care of some other matters. He was very happy.
True Story #2 - Pending Foreclosure Sale..
A bankruptcy attorney had recommended that Chip call us, to see if we would issue him a loan to bring his mortgage current and to give him extra cash-out to pay future mortgage payments and to consolidate some debts. More...
We reviewed his situation, he needed a Stated Income loan, his credit scores were 444, 469, 491, he did have equity for us to issue him a $100,000 Stop Foreclosure Loan, his loan to value would be 66%, he had about 14 collections and charge-offs on his credit, and he felt there was no hope, because he had been declined by 3 other mortgage companies prior to contacting us.
We solved his problem by issuing him a $100,000 2nd mortgage with a payment of $1000 per month, this loan was a 20 year loan, with only a 6 month prepayment penalty. Needless to say, he was very happy
Stated Income Loans, We do them
Although most of the mortgage industry has eliminated their stated income loans, we still have them. Most self employed borrowers can't provide full income documentation, because of write-offs, so if you are tired of being declined by the big banks, call us or submit an online loan request.
